How do you advertise Properties?

We advertise our properties On Zoopla, FindAProperty, NeedAProperty, Primelocation, Google, Yahoo & more. 
We then contact our private clients and tell them about newly acquired flats that are available for their consideration. We also contact previous tenants that may be looking for a place to move in to.

How do you show properties?

We organise viewings with prospective tenants to show them around the property. We show the prospective tenant around the house, explaining why the property will be suitable for them and emphasize the good points about the property. 
We also tell them about the area i.e. parks, local attractions, transport links, local amenities and more.

How do you screen tenants?

We ask for references from prospective tenants’ previous landlords and colleagues. We also ask for a letter from the prospective tenant’s employer as well as a copy of 3 months bank statement to ensure they can afford the rent. 
If it is their first time renting a property, we will ask for a guarantor; this person (guarantor) will sign a legal contract to be the person legally responsible for any rent due, damages and a point of contact incase of a dispute.

How do you go about collecting past-due rents?

We write to tenants at set intervals – between 7 to 10 days, 14-21 days and at 28 days to remind them that the rent is due and they are in breach of their tenancy, which may result in Boateng Homes taking legal action against the tenants on behalf of the landlord.

We also telephone tenants when they fall into arrears, before sending out letters. This has proven very effective as you get a quick response from the tenants; thus the situation being resolved effectively & quickly.

Because we have a thorough screening system, we seldom have tenants who incur arrears. If our landlord has ‘landlords’ insurance’, we will contact the relevant insurance company as soon as possible, so as not to invalidate the terms of the insurance. When all efforts are exhausted, we will begin to serve notice to seek possession.

How they control maintenance costs?

We set a floating amount balance on your account; which is usually £300. Works costing more than that will require us to contact you before we appoint any contractors.

Over the years we have built excellent relationship with experienced and trustworthy builders and tradesmen whom are often more than happy to offer an excellent service at an affordable rate. 
We ensure that all contractors are fully certified with more than 5 years of experience.

How do you deal with after hour emergencies?

We have a system in place that tenants can use to report emergencies. We have contractors and service companies that respond to emergencies.

What type of accounting do you offer owners?

This depends on the landlord’s circumstance.

Tax requirements for overseas-landlords; we will register with the residency department as a prescribed person.

We also submit an annual return to HMRC within three months of the tax year-end.

What’s your fee structure?

£109 + VAT (Tenant-Finding Service – Includes property marketing.)

7% + VAT (Let & Rent Collection and more)

9% + VAT (Full Management Service

What type of liability insurance do you have?

We have public & product liability, professional indemnity insurance, client’s money protection insurance,

 We are also members of TPOS (The Property Ombudsman Scheme)
This Scheme will reward landlords & tenants incase of a dispute. The Ombudsman can make awards up to £25,000

What is your process for taking on a new client?
